Kumusta mga masters? I've been busy this month kaya ngayon lang nakapag log-in.
gusto ko lang i-share experience ko last time. May isa akong Fil-chinese client. 4 storey apartment somewhere in paranaque. gumawa ako contract for signing, magdadown nalang daw siya 10 thousand design nalang daw, nagcompute ako per area sabi ko 90 k, tumawad 80k daw. . sabi sa akin nung client tsaka nalang daw contract signing( nagbayad pa ako sa notary 300 pesos he he) tapos gumawa ako 4 schemes naka 3d pa yun. I ask for lot technical description wala pa daw.nung una gusto nila 6 apartment rooms and 6 bachelors type unit ground floor parking lot,ayun ginawa ko. tapos sabi chinese daw sila dapat gamit lahat spaces pinagamit lahat wala talaga setback. tapos sabi nila ok lang daw babayaran nalang daw nila sa city hall. kaya napaisip ako. after 3months nagbago nanaman isip for business nalang daw ground then bachelors type nalang lahat. nagpauto naman ako parang hypnotise. then gumawa ulit ako, after 1 week tumawag, yun pala bayaw niya nagpapagawa at siya mangungontrata, contractor pala ang loko. tapos ngayon nagset sila ng meeting, pansin ko parang uto-uto din bayaw niya na chinese. kinalabasan draftsman lang ako.. ngayon ok parin ako, sabi mga 2 weeks( tinamad na..) tumatawag yung contractor. antagal daw mag3 weeks na daw. parang di daw ako professional kausap, parang batadaw. sabi ko, mas mahal pag rush kung may contract signing sana. 1 week lang tapos na. ngayon hwag nalang daw pinababalik sa kin down payment niya. tama ba yun??? ... kaya mga tol. mahalga pala ang contract signing kung di mo kilala ang client....

another thing I realized, I forgot something about UAP Docs 200-208. "The Architect shall advise a Client against proceeding with any project whose practicability may be questionable due to financial,
legal or arresting or exigent conditions, even if such advice may
mean the loss of a prospective commission to the Architect."
"2-h The Architect shall be compensated for his services solely through
his professional fee charged directly to the Client. He shall not
accept nor ask for any other returns in whatever form from any
interested source other than the Client."
pano kaya kung di mo alam na contractor pala kausap mo hindi mismo client?
So before before starting a project dapat contract signing muna. para di kayo matulad sa experience ko. beware of masked contractors

sa experience ko sabihin ba naman na ang "architects daw iniisip lang yung aesthetic lang"

ok sir!..thanks for sharing this tips to sa mga kagaya kong ngrereview for board exam. magagamit ko to sa prof prac..yup dapat talaga sinusunod every UAP doc...just like i said in other thread. we are the first to orient our client what legal task to perform in our project..thanks talaga sir dito..sana wala ng mabiktima ang mga ganyang klaseng tao..

since wala pang contract signing and wala ka pang pinipirmahan na permit forms, then wala kang sabit, kahit takbuhan mo mga yan hindi ka nila mahahabol,

@whey09, he he, kung pwede lang sana Sir kaso kakilala ng in laws ng misis ko.. ok narin yun kahit di natuloy yung project basta malinis ang pangalan, charge to experience na lang!..

Meron din akong ganyang experience. Nadali ako ng contractor. Pero siningil ko kahit umabot kami ng anim na buwan na singilan. Sila na tinulungan mo, ikaw pa agrabyado.

Pati kliyente, meron din akong ganyan experience, pinapabalik ang bayad after limang buwan kami revise ng revise every meeting. dahil hindi ko daw nasusunod ang gusto nila. Maghahanap nalang daw ng ibang architect.

Suggestion ng kaibigan ko, basahin nyo ang 7 habits of highly effective people, dun nyo malalaman kung ano ba talaga ang worth natin as architects at makasingil na ng mas malaki. Smile

draftsman lang erpat ko pero sa marami na talagang experience on architecture and civil... dami din yang experience na ganyan parang thankyou lang walang hiya mga client yung iba eh kala mo lang madali yung ginagawa (lalo na sa una manual yunf pag draw)


kaya ngayon CE ako at hopefully arhi yung kapatid ko meh reference na kami about dyan

architech bokkins hahanapin ko yang libro... kahit di ako archi na appreciate ko yung profession niyo lalo nat more on brain stroming kami ni utol about archi and civil

same as here... may client/contractor nga kami ng kumpare ko uraurada kung magpagawa wala pa naman kahit singko na down... kakatamad gawin pagwala downpayment... kaya dapat may down lagi if gagawa tayo para di lugi... di nila alam pinaglalaanan natin yan ng oras... buttrock
