Good Day mga sirs, tanong ko lang po kung puede ba yong ginawa ko ang house plan then pinaprocess ko sa isang engineer (License sya) na makakuha ng building permit. Then After I have the building permit, kumuha ako ng tao na gagawa ng construction without the supervision ng Engineer? I mean kukuha na lng ako ng foreman na magaling to supervise the construction and to check everything. Ang kasama kasi ng engineer nagniningil ng 100K plus for supervision. Tama ba yong sinisingil nya na supervision. ang engineer is relative ng kabatch ko ng college. Thanks in advance

Gaano kalaki ang bahay. Posible kasi ang 100k. Ipagpalagay na natin sa 5months gagawin, 20k per month yun. Paano pag aabutin ng 10 months(which happens all the time pag foreman lang ang gamit mo), 10k per month lang yun. I think reasonable na din. 100k sounds big but it will save you more pag maayos nya ang scheduling and purchasing of materials.

Pag medyo hindi magaling, ibang usapan na yun, He should be worth what he is asking for. Good luck!

Sir bokkins hindi naman 2 storey. bungalow type lang ang bahay at 65.36 square meter. at structural lang naman ang pinapagawa ko. mean wall of house lang ang gagawin plus the fence wall. pero ang singil nya 100K.

Medyo possible ang presyo. Kasi parang kumuha ka na din ng contractor sa lagay na yan. Nakatipid ka sa materials, at yung natipid mo, mapupunta sa supervision. So magbabalance pa din. Medyo makakatipid ka pa ng konti, lalo na pag nasurpervise nya ng maayos.

Ito icompute natin in theory.

Sa contractor, nasa 30% ang profit more or less.

Sa situation mo, lets say yung supervision is 10% of total cost, yung labor naman nasa 10% din ang profit. Nasa 20% lang ang extra cost mo sa pagtayo ng bahay. Nakasave ka ng 10% compara sa kumuha ka ng contractor. Pero same lang din ang idea ng merong nagsusupervise. Para ka na din may contractor.

Ang sukatan nalang dyan ay kung kakayanin nya ang bilis at galing ng isang contractor.

Pero lahat to theory palang. Iba pa rin pag real job na, di ko kabisado ang experience nila, so mahirap parin magsalita ng tapos. Pero at least meron ka ng reference.

Isa pa pala sa case na to, either way, kailangan mo ng architect or engineer or a contractor para magprocess ng construction, ng permits at occupancy para makalipat ka pagkatapos. Medyo mahirap ang selfbuild pero feasible naman. Di lang recommended.
