Architectural Thesis (III)
Previously:
as of 2007, Rizal has 954 subdivisions and still exhibiting fast growth resulting in conversion of agricultural land
Rizal development aims to provide adequate services for the people to develop an integrated urban and rural settlement with a balance growth.
development is recommended to balance development among housing, commerce, agriculture and tourism, ADDITIONAL POPULATION SHOULD BE TRANSLATED TO MORE JOB OPPORTUNITIES IN AGRICULTURE, TRADING, REAL ESTATE AND OTHER SERVICES.
increasing the density of buildings per land surface area or increasing the occupancy rate of existing multi-storey structures is a must.
which leads me to propose:
PROPOSAL:
Housing, tenement (a low cost multi-family dwelling)
-as a solution for rapid growing demand for housing due to migration.

Greenhouse, pocket farm (permaculture in vertical layout)
-to help achieve agricultural development (encouraging tenants) to help support the province's food requirements complementing the future expected growth of population and also for additional income.
+
Training rooms and workshops
-workshop room or rooms for seminar are provided for small seminars about weaving, stitching, handicrafts, farming, etc. handled by TESDA, which is currently needing facilities to hold their free events and seminars.

Market stalls
-to be rented also by tenants for selling products for additional income.
-or handled by the housing management for marketing and percentage of income will be distributed to the tenants.
apparently, I went to my professor for an approval about this proposal, he suggested making a something "NEW" about housing development. I have him read the Physical Framework and Development of Rizal Province. And he focused on the mountainous part (Montalban). although mountainous, it is densely populated and still showing rapid growth. This is a good site for the proposal but 43% of the area is sloped which means their uses are quite limited, leaving it unused and can't be counted as developable land.
The idea is to design a type of housing adaptable to a certain degree of slope, making use of the sloped area, and at the same time maximizing the occupancy. The management can be the same as a tenement housing.
C&C are very much needed and appreciated as well.

One thing is not clear in your proposal, who will own and finance the building?
Is it the municipal gov't? Provincial or the National gov't? or a private entity? (since it's tenement housing for the poor, i think no private entity would undertake the project...) Except for those NGO's or Foundation that build housing for the less privilege like, GK or Habitat for Humanity...
What would be the term of occupancy? are the units for rent or for sale?
If for sale what would be the term, will the poor be able to afford it?
These are very important questions because this will determine the feasibility of your project...

Good day sir, Good thing you ask that question, I'm planning to take advantage of the provincial government project, according to Rizal Strategies, Programs and Activities for 2011-2016, there's this "Ynares Village Project" "Pabahay ni Gov. Jun" an Organized beneficiaries will be supporting housing projects.
in terms of occupancy, I'm thinking of a "rent to own" project, a socialized housing project provided to moderately low income families with lower interest rates and longer amortization periods. usually 25 years to pay.
I believe it is very affordable if my target is socialized housing.
The maximum selling price for house and lot package for economic and socialized housing shall be as follows:
For economic housing project - P500,000.00
For socialized housing project - P180,000.00
For medium cost housing project - Above P500,000.00
giving them extra income with the help free training about handicrafts etc, and marketing management will also help them support payment for the house at the same time, when fully paid, it will give a long term ROI.

Sir, Mam, if you happen to have an idea about construction in a critical slope (45degrees above) or any related literature, if its ok can you please share it with me, hypothetical or proven. it'll really help a lot. thanks in advance!
