First topic message reminder :

For all the engineers and architects out there,
I have a question regarding roof standards in our country.My sister planned of making her dream house.She hired an engineer and gave the plan she wanted for the house.But the engineer revised the plan and made a plan(with the floor plan/interior close} yet the exterior design is totally different from the original plan.He said the roof is not applicable in our place since we are experiencing rainy seasons a lot.Now she is kind of "not satisfied" with the plan the engineer had revised.Is it really true that the roof in the attached .jpg is not applicable in our country?[img]Roofing question - Page 2 Aaacopy-1[/img]

at meron pa po pala ako gustong iinquire kasi po sabi ni ate 84 blue prints po ang ginawa para po daw sa building permit.Medyo nashock po kami kasi po parang medyo marami lang siya.tama lang po ba yung 84 blueprints para dun sa pagawa ng bahay?

actually posibleng ganun kadami ang bluprints. 7 copies usually. so kung 12-13 pages, around that ang dami ng blueprint.

sa construction naman, running rate is 16k-24k per sqm, finished na yun. kaya hanggang 8k per sqm pro bare lang.

sa payment naman, meron din terms yan, depende sa napagusapan. pwedeng 20% sa bawat phase or certain time.

You should talk to your contractor things like this. Dapat sa simula palang, alam nyo na ang mga napaguusapan. Kasi kung sa middle na ng construction. Tiyak demandahan na ang mangyayari.

Yes makakatipid ka talaga pag direct ka sa contractor magpagawa, almost free na ang design. Kaso, things like this will happen. Hindi din maganda na manghimasok kami or any architect sa situation. Dapat meron talaga agreement sa contract na mapapangalagaan ang inyong kapakanan.

It's always like that, ang pagtitipid has always its consequences. And some things has to be sacrificed.

I think ang discussion na to ay nasagot na, mas ok pag pm mo nalang cguro ang mga individuals para maprotect din ang contractor. Hindi pa natin alam ang talaga kung ano ang mga reasons.

mam pala...hehehe! imho sayang ung una design... mediterrenean pa naman...! yan ang sinasabi ko.... nawawala ung aesthetic ng structure.... and regarding s plans and blue prints?
pede un mangyari 84 blue prints... kasi alam ko 5 sets of plans ang sinasubmit for application ng building permit e. isang set cguro mga 15 sheets.... i mean isang buong plan.... hope naka enlighten sau mam.

regarding po sa sinabi niyo na cost per sq. m. , sa pagkakaalam ko dito sa atin sa davao region.. the cost for elegant house would range from 18T to 20T per sq. m. fully furnished na yan.. medyo maliit yang sinasabi mo na 6T and 8T for 1st and 2nd floor respectively.. kukulangin talaga kau nyan sa budget... regarding sa clay roof medyo mahal talaga yan.. doble gastos po kasi mag roof ka pa niyan ng ordinary GI den overlay mo yung clay tiles..

Hai naku... Ang ibang engineer tamad gumawa ng actual na solution. Gusto solve lng ng solve sa "papel". Mahilig kasi sa under the table. hahahaha Ibapa rin talaga pag may architect na kasama.

imho lang maam a, medyo may kaliitan yung budget ninyo, kaya pala ganyan ang kinalabasan ng revised nd engineer ninyo, ingat kayo, baka naman substandard na lahat ang ikakabit dian, sa laki ng presyo ng mga materials ngayun malabo yata ang 6t-8t na rough estimate sa isang bahay... yung 12t nga gipit na din e... sabi nga ng mga masters natin try to consult an architect kaya nilang solusyunan yan. one more thing sa pagkakaalam ko sa Davao bihira yatang tamaan ng bagyo at bihirang umulan, kaya y worry sa tulo? saka madaming specialist sa bubung....

I just want to know what is your country? Well, I think for me it doesn't matter about your country if you build a house and of course the roof. It depends on the owner.

thumbsup sa mga comments ang gagaling nasabi na lahat ng kelangan niyong informations..may natutunan na naman ako dito.
yung blu print tlga mababa na yung 85 sheets sa two storey lalo at engineer ang designer nyo kasi yung ibang details ng architectural hindi na isasali bale sa shop drawings lang ilalagay at yung contractor na gagawa nun libre. . hehehe

there is always a solution to that po..
we professionals must always be in problem solving mode sa lahat ng ginagawa specially were in building industry..
imho lang..
yan kasi minsan ang nagkukulang sa atin we always want the easy side..kaya nawawala ang innovations kaya hindi ganun kabilis ang asenso..
