I'm doing my thesis research on condominiums and I am proposing a project that would potentially set a new trend in housing. It would introduce the true meaning of "living green", one thing they forget to do here in Metro Manila. Originally set for high-end market, but I am having difficulties entering high-end condos here, and my prof said I can't design what I don't know about. He's right. So I'm thinking of changing it to mid-market since they have the highest demand in condominium sales and majority who owns and prospects a condo is from the middle to upper-middle class.

Belite Towers: Green City Living

Is that too vague for a title? Is the project even feasible if it doesn't cater to high-end society, which would definitely pay a lot more for that type of project?

I just want the majority to embrace green architecture. We all need it, not just the rich. And mid-market would make a lot more impact to our society.

Maganda ang idea mo. Punta ka sa mga model unit ng sm at ayala. punta ka din dyan sa may gateway mall. meron dyan showroom. manhattan garden, libre lang naman pumasok. maeexperience mo ang condo living.

about naman sa intergrating green into the building, very costly ito kaya kailangan mo mahanapan ng revenue para macounter ang cost per square occupied by the green space.

Maraming salamat po, sir! Nasubukan ko na pong makapasok sa mga condo. Tingin niyo po ba ay mababawi kung ang sabihin kong solution ay idadag na lang sa monthly dues ng owners? Medyo mahal nga po talaga kasi yung may vegetation eh. 4,000/sqm ang green roofing, tapos tinanggal ko na po sa consideration ang Green wall kasi sobrang mas mahal. May mga alam po ba kayong ibang paraan ng mas murang integration ng halaman sa building?

yun nga ang sinasabi ko. dapat may revenue yang mga halaman para mabawi. as long as hindi naggegenerate ng income yan, magiging pabigat yan sa cost. Pwede mo iconsider yung mga nabebentang halaman na hindi tulad ng mga gulay na mura lang. maybe lettuce, medyo pwede mong presyohan. or orchids or flowers. Pwede din mga grapes or medicinal plants na rare. Gagawa ka ng study tungkol sa mga halaman na to.

Once ma-prove mo na kikita ka nga, pwede mo na ngayon madefend itong thesis mo.

The green roof can be an area for open restos, cafes, clubhouse, pool, etc. in other words you can make it Green yet it generates income. There are free and renewable energy sources available to maintain the green roof - That's your "thesis" man. Good Luck!

Be careful sir about sa "true green living"
There are certain computations in decreasing carbon footprints, mostly you need professionals to do the math.. dapat green ito hindi lang pag functional na ang structure, pati na rin ang construction, material, and for the future use.
or maybe ang green living na sinasabi mo po ay about green spaces...medyo lumalalim lang yata po ako...

anyway maganda po ang proposal nyo, agree ako doon sa TED talks na pinost ni sir Orange, (meron din doon topic about green consumption, related doon sa sinasabi ko earlier) make the green spaces profitable with the use of restos and leisure, maybe the parking can also be green...

Initial cost po yung 4,000. Low maintenance na po yun na green roof. Leak, root, and rot proof na rin. Sulit na kumbaga.

Nabanggit nga po pala yan nung iba kong prof. Madali daw po kasi sabihin, mahirap gawin. Yun po sa sinabi niyong gawing green yung mga parking, applicable po ba yan sa basement parking? Hindi ko po kasi forte yung planning at design ng podium parking lalo na kapag underground. Ang alam ko lang eh kailangan mo silang ipagkasya sa pinakakonting level na kaya mo.

Those who earn at least 50,000 per month. Yan po kasi yung majority ng buyers ngayon ng condo.
