Nice and clean render. Medyo nakakadistract nga yung kotse sir. Yung 2 trees din baka hindi na rin kelangan obstruction kasi sa alley. thumbsup

sir i dont know pa sa ngaun eh, medyo di pa ko expert sa estimating, im still studying pa din kasi, pero i'm quite sure na hindi sya abot ng 1M..
