Hi sir, I think there are 3 ways to do it,

here I made some sample hope it may help you.

1. blend material:

Concrete with Fading Dust Effect 1-7

use this as your main conc. material

Concrete with Fading Dust Effect 2-4

Concrete with Fading Dust Effect 3-4

in 3D white means yes, black means no, it can be applied to displacements, masking

Concrete with Fading Dust Effect 4-2

mask texture I made in photoshop

Concrete with Fading Dust Effect Mask_01

note: you can use different channel on your mask to change your dirt scaling

Concrete with Fading Dust Effect 5-1


2. UVW unwrapping technique

Concrete with Fading Dust Effect 1-8

Concrete with Fading Dust Effect 2-5

Concrete with Fading Dust Effect 3-5

Concrete with Fading Dust Effect 4-3

Concrete with Fading Dust Effect 5-2

Concrete with Fading Dust Effect 6-1

3. last is you can do it in post-work using photoshop
